Understanding Your Property Tax Statement

PROPERTY TAX ACRONYMS

  • Real Market Value (RMV) is the Assessor’s estimate your property’s market value as of Jan. 1, 2021.
  • Maximum Assessed Value (MAV)*: Ceiling of value on which you can be taxed; generally, this value grows 3% annually.
  • Assessed Value (AV): Value on which your property is taxed, this is the lesser of either your RMV or your MAV.
  • *New construction, subdividing and others are exceptions to the 3% cap and may increase MAV by more than 3%.

APPEALING YOUR RMV
If you disagree with the value of your property on your statement you may appeal to the Board of Property Tax Appeals. Forms are available from the County Clerk’s office or online on the Clerk Department's site. More information is on the back of your tax statement.

PAYING YOUR TAX BILL
Visit the Finance Department's site to view the payment options available to you.

PAYMENTS MUST BE RECEIVED IN THE TAXATION OFFICE OR POST-MARKED BY THE DUE DATE.
Late payments will result in the loss of discount and interest will accrue.
Please mail early.

RETURNED CHECKS are subject to redeposit and returned check fees will apply. In addition loss of discount may occur and interest may accrue.
